Business context
The client had previously relied on various third-party platforms to access real estate data but faced limitations with data accuracy, poor user experience, and rising costs.
Seeking more control, reliability, and customization, they decided to build their own solution, a premium, user-friendly portal offering accurate land data, advanced filters, and smart property insights.

[ Product scope ]
The Onix team needed to:
Design and build the platform from the ground up with scalable architecture and AI functionality
Ensure the platform can deliver real-time, reliable data on land ownership
Integrate unique filters for land characteristics like road frontage, slope, wetlands, and more
Ensure compliance with real estate data regulations and secure payment infrastructure

[ Solutions we provide ]
At the start of the project, the client intended to use a third-party API to power the platform’s data.
Our role was to create the frontend interface that would connect to this external source. However, as we moved forward, it became evident that the API provider’s documentation was inadequate, and the cost structure was unsustainable.
To offer users the level of data access originally envisioned, subscription prices would have had to increase significantly, which the client wanted to avoid. To solve this, we switched to a different provider that offered its own database. Instead of just a frontend, we built a full website using a PostgreSQL database that stores and serves the land data directly.

AI-Driven Filters
We built an AI-generated Vacant Land Filter to provide users with advanced property insights. This filter uses advanced algorithms to detect undeveloped properties with an impressive 99.8% accuracy across the U.S.
We also added filters for specific land characteristics, such as identifying landlocked parcels that lack road access and measuring road frontage, which is key for evaluating accessibility and visibility.
For deeper insights, users can apply filters highlighting important land attributes like wetlands, terrain slope, and FEMA-designated flood zones, which are critical for assessing development risk.

AI Report System
We introduced AI-generated reports that deliver valuable analysis with just a few clicks. These include slope assessments, comparison reports against similar properties, market insights, and TLP Estimates – our smart projection of a land parcel’s potential sale value based on current data trends.

Enhanced Mapping and UX Design
We designed a highly intuitive interface that integrates with powerful mapping tools. This enables users to search using proprietary filters, analyze land visually, and instantly access detailed ownership data via a dynamic sidebar.

Secure Transactions and Compliance
Given the sensitive nature of real estate data, security and compliance were non-negotiable. To protect user transactions, we implemented robust encryption and secure payment gateways. Additionally, we ensured that The Land Portal met all relevant regulations concerning data handling and ownership transparency.

API Integrations
We integrated the API to verify phone numbers against official Do Not Call (DNC) lists, which are maintained to protect individuals from unwanted sales or marketing calls.

Core technology stack we used
WP,
PHP,
JavaScript,
CSS,
Python,
Bash,
RAWMAPS,
PostgreSQL,
Mapbox
[ Results ]
Our land intelligence platform development led to a reliable solution that delivers AI-driven land insights, refined through user feedback and built to stand out with unique data, innovative tools, and a user-centric approach.
The beta launch with 70 users helped us fine-tune the platform based on real feedback. After 1.5 months of testing and improvements, the Land Portal opened to the public and has been steadily growing.
Today, it stands out in the market for its unique data, innovative tools, flexible pricing plans, and a strong focus on customer satisfaction and legal compliance.
